Staging Your Home Correctly For A Faster Sale

When you put your home up for sale, the first thing that you hope for is that you receive the asking price on the property. The second thing that you wish for is that the property sells quickly. This is a natural reaction to selling your home.

The trick to making both of these “hopes” happen is to make sure that your home is staged correctly. Staging your home makes it more attractive to potential buyers and leads to faster sales at higher prices.

Tips For Staging Your Home

1. Exterior
The exterior of your home is the very first thing that a potential buyer will see. You have less than 30 seconds to make an impression on the buyer. You will want to make sure that your yard is well manicured and that there are no personal items or debris in the yard or around the driveway. You want to put trash cans out of sight. You will also want to make sure that your garage door is in good repair and clean – it is something that people notice. Put out a welcome mat at the front door; it makes people feel happy.

2. Interior
When you are prepping your home to show, you will want to clean it from top to bottom, and when you are done, you will want to clean it from top to bottom again. Potential buyers see everything. If they see dust in the home or a cobweb high in the ceiling corner, it translates into “this house was not maintained.”

3. Personal Goods
You will want to pack away as much personal stuff as possible when showing the home. Remove family photos from walls and tables. Remove personal items from countertops, sink tops and the bathroom. Even though the buyer knows people live in the home, it needs to be generic. People need to be able to envision themselves in the home, and that is difficult when they are looking at someone else’s toothbrush on the sink.

4. Replace Switches and Knobs
I may sound silly, but fresh looking interior doorknobs and switches will give a better impression to the potential buyers. This is a very inexpensive way to improve and stage your home.
